Booking Terms & Conditions for Houses booked from Bookthishouse website
Any reference to either 'us' or 'we' in these Booking Conditions refers to The Cottage Owners. "you" or "your" are references to the person making the booking and all members of the holiday party. So that you understand the basis of the contract between you and us when you book your accommodation, we have laid out as clearly as possible, the conditions on which your booking is made. Nothing in these conditions affects your normal statutory rights.
1. Your booking:
You must be at least 21 years old when you book your accommodation. Your booking is made as a consumer and you acknowledge that no liability can be accepted for any business losses howsoever suffered or incurred by you. When we issue our written confirmation to you we enter into a contract with you, the party leader, which is subject to these Booking Conditions. Any disputes or queries will be between the party leader and the owner. The party leader will assume responsibility for the whole party and the compliance with these rules of all party members. We have the right to refuse any booking prior to the issue of our written confirmation, and if we do this we will tell you in writing and promptly refund any money you have paid us. When your confirmation is received, the details must be checked carefully. If anything is not correct you should tell us immediately. You may not add to the party size stated on your booking form without prior consent from the owners.
2. Paying for your accommodation
A deposit of 25% of the booking price is payable by cheque, direct transfer or credit card at the time of booking. At this point your booking becomes. The balance of the booking cost must be received by us no later than 12 weeks before your arrival date. This payment must be made by cheque, direct transfer or debit/credit card and sent in time for the funds to be cleared by us no later than 3 calendar months before your arrival date. If you book less than 3 months before the arrival date, payment of the total cost, including the security deposit is due straightaway. If your bank returns your payment to us unpaid, we reserve the right to make an administration charge of £25.
3. Cancellation of booking by you
If you need to cancel your booking you must contact the Owners as soon as possible in writing. The booking deposit is non-refundable under any circumstances. However we will make every effort to re-let the property once formal cancellation has been received and if we are able to re-let at the same price the balance will be refunded to you. If we are only able to re-let at a reduced price (with your approval) the reduced balance will be refunded. If we are unable to re-let the full balance will remain payable by you. We STRONGLY RECOMMEND you to take out guest cancellation insurance against cancellation due to ill-health, bereavement etc as the above refund terms are non-negotiable.
3a Changing the date of a booking; Your booking may not be normally moved from one date to another once made except at the discretion of the owners. If you wish to change the booking date you will have to cancel the original booking and the normal cancellation policy will prevail regardless of any subsequent booking made
4. Cancellation of booking by us.
If we have to cancel your booking in advance for any reason you will be refunded the full amount of the booking paid. If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation will be payable.
5. Damage to property.
You are responsible to the Owner for the actual costs of any breakage or damage in or to the accommodation, along with any additional costs that may result, which are caused by you or your party. Damaged or irreparably stained carpets are always replaced. Repairs: No repairs of any kind to the property or contents must be attempted by you or your party. Any damage must be reported immediately to the owners.
6. Accidents, injury and personal property.
Please note that due to the age of the buildings there are some uneven floors and steps inside the buildings. The Owners shall have no liability to you for the death or personal injury to you or any member of your party. You must take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property.
7. Website and advertisements.
The Owners aim to ensure that the information and descriptions provided are accurately conveyed on the official website (www.bookthishouse.co.uk) and any authorized third-party websites or advertisements. There may be small differences between the actual accommodation and its description as we are always seeking to improve services and facilities Occasionally, problems mean that some facilities or services become unavailable, and if this is the case we will tell you as soon as reasonably practical after we have been made aware of the situation. Similarly, we cannot accept responsibility for any changes or closures to local area amenities or attractions mentioned on the website or advertised elsewhere. There are many unauthorised websites listing holiday cottages. We cannot accept responsibility for the descriptions on these sites.
8. During your stay;
You can arrive at your accommodation after 4 pm on the start date of your holiday and you must leave by 10 am on the last day. The Owner is entitled to refuse to hand over to you or to repossess the accommodation if they reasonably believe that any damage is likely to be caused by you or your party or can repossess the accommodation if damage has been caused or there is unacceptable behaviour. You cannot allow more people than you have booked to stay in the accommodation or the grounds, nor can you significantly change the makeup of the party during the duration of your stay in the accommodation . If more people are in the accommodation or in the grounds than booked for, the whole party will be asked to leave with no refund. You may not carry out any form of trade or business from the property, nor may you sub-let any part of the buildings. The properties are entirely non-smoking and you agree not to smoke in any part of the house. You must allow the Owner or any representative of the Owner access to the property at any reasonable time during your stay.
9. Pets Guests wishing to take pets on holiday must abide by the following rules:
1. Dogs must be under strict control at all times while in the property
2. Any fouling of lawns etc. must be cleared up without delay.
3. The owner must bring the dog's bed or basket for sleeping in.
4. Dogs MUST NOT be left alone in the property or elsewhere at any time.
5. Dogs MUST NOT lie on beds or furnishings, and hair must be well cleared up before departing.
6. Dog owners must ensure that their pets are free from parasites and fleas before they occupy the property. Failure to do so will incur subsequent charges.
Only 2 dogs per property are permitted per property.
10.Hot tub
You and your party are reminded that you are responsible for your own safety whilst using the hot tub and that you do so at your own risk. All reasonable care must be taken and all rules displayed by the tub and in the information pack must be obeyed. Failure to observe these rules may result in the tub being closed immediately for safety reasons. The hot tub will be available for use between the hours of 10am and 10pm. Chemicals are used in the hot tub for your safety. We advise you remove all Jewellery when using the hot tub.
Please note that the Hot tubs in Scarborough are for 6 persons and the Hottubs at Reighton are for 8 persons. If more people than this get into the hottub at any one time the water levels could drop and the hottub may not heat up. Please look after your water, if your party splash the water out of the hot tub, we will not refill it during your stay.
11.Cleaning on departure
You agree to keep the accommodation clean and tidy as found and leave the accommodation in a similar condition. Please place all rubbish in the bins provided. Any excessive cleaning or rubbish removal will be charged for.
12. Refundable Security Deposit
A Damage Surety deposit of £150 per house from you is required along with payment for the booking. You agree to leave the House clean, tidy and undamaged. You agree to pay for all damage and/or breakages at replacement value. You agree to ensure that the House is locked securely at all times you leave it unoccupied and at the end of your stay. We shall return the Damage Surety to you within one week after you leave less the cost of any excess cleaning, refuse disposal, breakage, loss or damage to the Cottage or its contents or any neighbouring property.
13. CCTV
The outside areas are covered by CCTV. All images are erased after a period of time and are used only for your security and health and safety. The CCTV is monitored only by the owners of the property. If you have any concerns regarding the CCTV please contact the owners prior to making a booking.
15. Parking
In Scarborough there is on street parking provided outside and nearby the house. Scatchcards will be provided. Please alway ensure a valid card is placed in your car window. The owners accept no responsibility for any parking tickets issued.
At the Reighton site there is parking for a total of 16 vehicle onsite. This is allocated 7 spaces for Manor House and 9 spaces for Honeysuckle. These are the only vehicles allowed on site without prior arrangement. Any additional vehicles will be asked to leave the site.
16. Noise and antisocial behaviour
In consideration of neighbours we ask that outside noise is kept to a minimum after 11pm. We will come to site to check noise levels on an evening. If we or the police are called to the site due to excessive noise or antisocial behaviour the whole party will be asked to leave the site immediately with no refund. Please can you make all members of your party aware of this before you arrive.
17. Prohibited items
It is not permitted to charge electric cars from the houses. Anyone found charging an electric car will be charged a minimum £150
At the Reighton Site. No quad bikes, trial bikes or similar are allowed within the paddock areas. No air weapons / fire arms / crossbow or similar are allowed on the site. No bouncy castles or any inflatables or play houses . No tents to be erected on the site. Due to the fact that we are located in the countryside and there are many domestic and farm animals in the area, we do not allow fireworks.
18. Problems & Complaints;
Every effort has been made to ensure that you have an enjoyable and memorable holiday and to date we have had no serious complaints or problems! If however, you have any problem or cause for complaint it is essential that you contact us immediately to give us the chance to resolve it. We value your custom and want you return!
